KingSett
loan attributes:
• Land acquisition, development and construction loans.
• Loans for revenue-producing properties with leasing, density and/or repositioning upside.
• Bridge loans.
• Portfolio acquisition financing.
• First and second mortgages.
• Mezz debt / preferred equity loans secured by a pledge of shares and/or LP units.
• $2 million minimum loan size. No maximum loan amount.
First mortgage loans:
• Maximum LTV ratio of 80% or higher on case-by-case basis.
• Loan maturities from 1 to 5 years or greater on case-by-case basis.
• Fixed interest rates from 7.5% per annum.
Subordinate mortgage, mezz and preferred equity loans:
• Maximum LTV ratio of 85%; maximum LTC ratio of 100%.
• Loan maturities from 6 to 36 months.
• Fixed interest rates from 10% per annum.
• Defined exit strategies are required.
