Project Manager, Construction
About the Opportunity
Reporting to the Senior Vice President, Urban Development, the Project Manager will oversee third-party developers and general contractors to ensure townhouse and stacked townhouse construction projects are delivered on time and within budget. You will collaborate with external resources to ensure building designs, value engineering, permitting and pro-forma budgets are aligned with the objectives of KingSett's development program.

Role Responsibilities
Advanced Real Estate Modeling: Build, maintain, and enhance complex financial models for development projects (multi-family, mixed-use, office, retail, affordable housing). Incorporate automation features (macros, VBA, Python, SQL, BI dashboards) to streamline inputs, scenario testing, and reporting. To effectively model you must have a deep understanding of real estate financing structures for various development strategies.
Automated Proformas & Sensitivity Analysis: Design dynamic proformas and automated sensitivity tools to evaluate project returns under varying assumptions.
Fund-Level Consolidation: Automate the aggregation of project-level models into fund-level reporting frameworks, ensuring accuracy and efficiency in portfolio analysis.
Data-Driven Decision Support: Integrate real-time market data feeds into models to provide up-to-date insights for investment committees and management.
Risk & Value Engineering: Apply predictive analytics and modeling techniques to identify risks, optimize costs, and maximize project returns.
Pipeline Monitoring: Automate quarterly review processes by linking models to live data sources across asset classes.
Market Intelligence Automation: Deploy automated tools to collect and analyze market trends, feeding insights directly into development pipeline assessments.
Presentation Automation: Use BI and automation platforms to generate dynamic presentations and approval packages with live model outputs.
Compliance & Governance: Ensure modeling and automation systems align with internal controls, compliance policies, and data governance standards.
Capital Raising Support: Automate investor reporting packages and fundraising materials, integrating outputs from real estate models for consistency and transparency.
Candidate Profile
University degree in Business, Economics, Finance, Engineering, or related fields.
7-10 years of experience in real estate development, investments, acquisitions, or private equity, with strong exposure to financial modeling and automation.
Highly skilled in real estate financial modeling (DCF, proformas, waterfall structures, sensitivity analysis) and automation tools (Excel VBA, Power Query, Python/R, SQL, Power BI/Tableau).
Strong analytical skills with ability to communicate modeling outputs and automated insights to stakeholders effectively.
Excellent interpersonal, written, and verbal communication skills.
Superior organization, attention to detail, and ability to manage multiple automated workflows simultaneously.
Highly organized, energetic, and capable of managing multiple priorities under tight deadlines.
Compensation
Base salary range of $130,000-$160,000.
Total compensation includes salary, variable discretionary bonus, benefits and other perks.
